What is a Dry Riser?

A dry riser is a system of vertical pipes installed in multi-storey buildings that allows the fire service to quickly deliver water to higher floors in the event of a fire.

The system includes inlet connections at ground level, where fire crews connect their hoses, and outlet valves (landing valves) on each floor so firefighters can access water where it’s needed most.

Unlike wet risers, which remain permanently charged with water, dry risers stay empty under normal conditions.

They’re only filled with water by the fire service during an emergency.

Dry risers are crucial in buildings over 18 metres tall (typically six storeys and above) where using hose reels from ground level would be unsafe or ineffective.

A well-maintained dry riser system can save valuable time during a fire, improve response efficiency, and help protect lives and property.

Regular inspection and testing ensure these systems remain ready and reliable when needed most.

If a dry riser fails the test, BS 9990 requires it to be taken out of service until repairs are completed and the system passes a retest.

There is always a risk of water damage during pressure testing, especially if a hidden fault or leak is present.

However, by conducting a thorough visual inspection beforehand and having multiple engineers on-site monitoring the system, we aim to keep the risk of damage to a minimum and manage any issues quickly should they arise.
