Electrical Installation Condition Reports (EICR) for Businesses & Commercial Properties

Ensuring your electrical installations are safe, compliant, and well-maintained is essential for businesses, landlords, and industrial sites.

An Electrical Installation Condition Report (EICR) is a legal requirement under the Electricity at Work Regulations 1989, helping to identify faulty wiring, overloaded circuits, and fire risks before they become serious hazards.

At ESI: Electrical Safety Inspections, we provide professional electrical inspection and testing for:

✔ Offices & commercial buildings
✔ Industrial sites & warehouses
✔ Shops, restaurants & hospitality venues
✔ Landlord-owned properties

If your business hasn’t had an EICR in the last 3 to 5 years, you may not be compliant.

We offer fast, efficient inspections across Surrey, Berkshire & Hampshire, ensuring your electrical systems are safe and legally certified.

Specialist Electrical Inspections

Electrical Validation Surveys – Ensure Accuracy & Compliance

An Electrical Validation Survey is essential for confirming the accuracy, safety, and compliance of your electrical systems.

Whether you’re moving into a new building, upgrading existing infrastructure, or ensuring your as-fitted drawings match reality, an electrical validation survey helps identify discrepancies, outdated wiring, and potential safety risks.

At ESI: Electrical Safety Inspections, we provide detailed electrical validation surveys to help businesses, landlords, and facility managers across Surrey, Berkshire, and Hampshire:

Verify existing electrical installations – Confirm that circuit layouts, wiring, and distribution boards are installed correctly.

Identify non-compliance issues – Ensure your system meets BS 7671 (IET Wiring Regulations) and Electricity at Work Regulations 1989.

Update electrical documentation – Create or update as-built CAD drawings, single-line schematics, and panel schedules.

Assess system capacity for future expansion – Evaluate whether your current electrical infrastructure can support new equipment or increased demand.

An electrical validation survey is particularly valuable when taking over a new commercial or industrial site, upgrading electrical systems, or ensuring compliance before major refurbishments or tenant handovers.

Reduce Costs & Improve Efficiency with Energy Saving Advice

Cutting energy waste is essential for businesses looking to lower costs, improve efficiency, and reduce their carbon footprint.

At ESI: Electrical Safety Inspections, our energy-saving consultancy services help businesses in Surrey, Berkshire, and Hampshire implement smart energy solutions that deliver long-term savings and sustainability.

We provide expert advice and installation for:

LED Lighting Upgrades – Reduce energy consumption with high-efficiency LED lighting, motion sensors, and daylight controls.

Who are ESI: Electrical safety Inspections

Our History & Expertise in Electrical Safety

Founded in 2001 in the Weald of Kent, ESI: Electrical Safety Inspections has grown into a trusted specialist in electrical compliance and safety.

Originally established by Jamie Morgan as a Portable Appliance Testing (PAT) contractor, the company quickly expanded its expertise to cover comprehensive electrical safety services.

We began operating from offices in Pluckley and Wittersham, before moving to purpose-built premises in Maidstone in 2010.

As demand for specialist electrical inspections grew, we relocated to Camberley, Surrey in 2017, where we continue to serve businesses across Surrey, Berkshire, Hampshire, Sussex and Kent.

Our Accreditations & Commitment to Excellence

From the very beginning, we have been dedicated to delivering the highest standards of electrical safety and compliance. As our expertise grew, so did our accreditations, ensuring we continually provide the best service to our clients.

In 2005, we became an NICEIC Approved Contractor and gained Electrical Contractors Association (ECA) membership, demonstrating our commitment to electrical safety, testing, and installation compliance.

By 2007, our technical expertise was further recognised when company founder Jamie Morgan was admitted as a Member of the Institute of Engineering and Technology (MIET).

As our focus expanded beyond standard electrical installations to specialist consultancy services—including thermal imaging, electrical load monitoring, and advanced compliance testing—we transitioned from NICEIC and ECA membership to becoming a National Association of Professional Inspectors and Testers (NAPIT) accredited firm in 2018. NAPIT provide a UKAS Accredited electrotechnical assessment scheme.

This accreditation reflects our continued commitment to excellence in electrical safety, testing, and consultancy, allowing us to provide advanced inspection services tailored to businesses – commercial and industrial clients.

FAQ - FREQUENTLY ASKED QUESTIONS

Workplace Electrical & Fire Safety – FAQs

Ensuring electrical and fire safety compliance in your workplace is essential for legal, insurance, and operational reasons. From PAT Testing and EICRs to fire alarms and emergency lighting, businesses in Surrey, Berkshire, Hampshire, and Kent must meet UK regulations to keep employees, customers, and property safe.

Below, we answer common questions about workplace electrical and fire safety, including compliance with BS 7671, BS 5839, BS 5266, and the Regulatory Reform (Fire Safety) Order 2005.

General Requirements

Under the Electricity at Work Regulations 1989, all workplaces must ensure their electrical systems and appliances are maintained in a safe condition. Compliance with BS 7671:2018 (IET Wiring Regulations) is required to meet modern safety standards.

Employers in Guildford, Reading, Bracknell, Crawley and across the South East must also conduct risk assessments under the Health and Safety at Work Act 1974, ensuring that electrical hazards are identified and mitigated.

While PAT Testing is not legally required, the Electricity at Work Regulations 1989 state that all electrical equipment must be maintained in a safe condition.

PAT Testing is the best way to prove compliance and prevent accidents. It is also the accepted standard for insurers, mortgage companies and ISO accreditation providers.

Offices in Farnborough, Aldershot & Guildford – Test computers, chargers, and kitchen appliances annually.
Construction sites in Woking, Slough & Maidstone – Test power tools and extension leads every 3 months.
Hotels & rental properties in Brighton, Canterbury & Winchester – Test electrical appliances annually.

PAT Testing reduces fire risks and ensures compliance with insurers.

An Electrical Installation Condition Report (EICR) checks the safety of your fixed electrical wiring to ensure compliance with BS 7671:2018.

Commercial buildings in Reading, Bracknell & Southampton – Every 5 years.
Industrial sites in Ashford, Portsmouth & Guildford – Every 3 years.
Landlord-owned properties in Basingstoke & Maidstone – Every 5 years.
Schools, hospitals & care homes in Tunbridge Wells, Slough & Winchester – Every 1-5 years, depending on risk.

An EICR is crucial for insurance compliance, legal obligations, and safety inspections.

Businesses in Surrey, Berkshire, Hampshire & Kent must follow BS 5839-1 for fire alarm design, installation, and maintenance. The Regulatory Reform (Fire Safety) Order 2005 (RRO) also mandates a fire risk assessment to ensure the right fire alarm system is in place.

Retail businesses in Guildford & Canterbury – Must have working fire detection.
Offices in Reading & Woking – Require weekly fire alarm tests & annual servicing.
Warehouses in Southampton & Farnborough – Need regular maintenance to prevent system failure.

Failure to comply can result in fines, legal action, or invalidated insurance claims.

According to BS 5266-1, all workplaces in Surrey, Berkshire, Hampshire & Kent must have emergency lighting to illuminate escape routes in the event of power failure.

Hotels & restaurants in Windsor, Southampton & Maidstone – Require monthly tests & annual full-duration tests.
Factories & industrial units in Portsmouth, Basingstoke & Canterbury – Need adequate emergency lighting in hazardous areas.
Schools & public buildings in Slough & Guildford – Must have clearly marked and lit exit routes.

Failing to install or maintain emergency lighting can put lives at risk and violate fire safety laws.

The Regulatory Reform (Fire Safety) Order 2005 states that all businesses must:

Conduct a fire risk assessment – Required for businesses in Farnborough, Aldershot, and Southampton.
Install & maintain fire alarms – Needed for shops in Reading, Guildford, and Winchester.
Provide fire extinguisher training – Essential for offices in Maidstone, Slough & Basingstoke.
Ensure emergency exits are always accessible – Mandatory for warehouses in Bracknell & Ashford.

Business owners must ensure all fire safety systems are properly installed, tested, and maintained.

BS 7671:2018 (18th Edition Wiring Regulations) requires a surge protection risk assessment to determine whether Surge Protection Devices (SPDs) are necessary.

Data centres in Reading & Brighton – Need SPDs to prevent IT system failure.
Manufacturing plants in Basingstoke & Ashford – Must protect machinery from electrical surges.
Buildings with a lightning protection system (BS EN 62305) – Require SPDs for full compliance.

SPDs prevent electrical damage from power surges caused by lightning, grid switching, or faulty equipment.

To remain compliant, safe, and insured, businesses in Surrey, Berkshire, Hampshire & Kent should follow these inspection schedules:

EICR (Fixed Wiring Testing) – Every 1, 3 or 5 years, depending on the building type.
PAT Testing – Every 12 months (or more frequently for high-risk environments).
Fire AlarmsWeekly checks & annual servicing.
Emergency LightingMonthly function tests & annual full-duration test.
Lightning ProtectionAnnual inspections & testing to BS EN 62305.

Regular testing keeps your workplace legally compliant and protected from electrical hazards.
